1. What does this Privacy Policy cover?

Your privacy is extremely important to us. We are committed to protecting your personal data (“Personal Data”) and being transparent about how we collect and use it in connection with our website and mobile applications (together, the “Platform”).

This Privacy Policy explains:

  • what Personal Data we collect about you;
  • how we collect it and from which sources;
  • how and why we use your Personal Data;
  • who we share your Personal Data with;
  • how we keep it safe and how long we keep it; and
  • what rights you may have in relation to your Personal Data.

By using the Platform, you agree to the collection, use and transfer of your Personal Data as set out in this Privacy Policy.

We may update this Privacy Policy from time to time, with or without prior notice to you. When we do, we will post the updated version on this page and update the “Effective Date” above. If required by law or where we consider the changes to be significant, we may also notify you by email or platform notice.

This Privacy Policy may be made available in different languages. In the event of any inconsistency, the English version will prevail.


2. Who we are and how to contact us

Who we are

The Platform is operated by YPI LLC, a company incorporated in the Sharjah Publishing City Free Zone, United Arab Emirates, trading as “YPI.AE” (“YPI.AE”, “we”, “us”, “our”).

For the purposes of this Privacy Policy, YPI.AE is the controller of your Personal Data (i.e. the entity responsible for deciding how your Personal Data is used).

3. Personal Data we collect from you

Personal Data” means any information relating to an identified or identifiable individual. It does not include data which has been irreversibly anonymised.

For clarity, information about properties that you list on the Platform (such as property type, price, area, etc.) is generally not considered your Personal Data, as it does not in itself identify you.

The categories of Personal Data that we may collect directly from you are set out below.

Listings DataDetails about your previous and current Listings on the Platform, as well as details of other users’ Listings you have viewed (e.g. images, videos, 3D tours, pricing, property type, property history and descriptions).
Account & Profile DataType of Account (Agency, Agent, Owner, individual Buyer/Seller), agency name, trade licence number, regulator licence (e.g. RERA or other emirate regulators), role, profile information, preferences and saved searches.
Payment & Billing Data (partial)Billing name, address, billing contact details and limited payment data (e.g. payment method type). Full card details are processed by our payment providers and are not stored by us, except where we are required to store masked details for security or compliance purposes.
AI Tools DataContent you submit via our AI-assisted features (for example “Upload Property with AI” and other AI-based suggestions or tools) and the output generated in response. This may include questions you ask and text you input in free-text fields.
Marketing DataYour preferences in receiving marketing messages from us and your communication preferences.
Chat DataMessages that you exchange with us or with other Users on or via the Platform (for example via internal messaging tools or integrated channels such as WhatsApp links/forms).
Call DataRecordings and metadata relating to calls between you and our teams, or between you and other Users / Agents when calls are made via phone numbers or call-tracking links displayed on the Platform. Calls may be recorded for quality, training, verification and dispute-resolution purposes.
Behavioural DataInformation about how you use the Platform, including your activity (searches, pages viewed, interactions with Listings, clicks), preferences and interests. This may be aggregated into segments or profiles for analytics and marketing.
Technical DataIP address, login data, browser type and version, device type, operating system, time zone setting and approximate location, browser plug-in types and versions and other technical information about the devices and technologies you use to access the Platform.
“Earn with YPI.AE” / Program DataInformation you provide when you participate in referral, affiliate or reward programmes (e.g. programme ID, referrals made, performance metrics).
Support & Correspondence DataInformation you provide when you contact us (via email, support forms, social media or phone), including any screenshots, documents or additional details you share.

Aggregated data

We also collect, use and share aggregated data, such as statistical or demographic data (e.g. general property trends, number of searches, average prices per area). Aggregated data may be derived from your Personal Data but is not considered Personal Data in law if it does not directly or indirectly reveal your identity.

If we combine or connect aggregated data with your Personal Data so that it could identify you, we treat the combined data as Personal Data and handle it in accordance with this Privacy Policy.

Special categories of Personal Data

We do not intentionally collect “special categories” of Personal Data (such as data revealing race, religion, political opinions, health information or criminal records).

We strongly advise you not to include such information in interactions on the Platform (e.g. in chats, free-text fields, documents you upload). If you choose to share such information, you acknowledge that you do so voluntarily and, where required by law, you consent to us processing it in accordance with this Privacy Policy.

What happens if you refuse to provide necessary Personal Data?

You do not have to provide any Personal Data to us. However, if you choose not to provide certain information that is necessary for us to provide the Platform or specific features (for example, an email address for Account registration), we may not be able to:

  • create or maintain your Account;
  • provide certain Ad Services or Subscription features; or
  • respond fully to your enquiries.

4. Personal Data we collect from other sources

In addition to the Personal Data that you provide directly, we may collect certain information from third-party sources:

5. How we use your Personal Data and why

We will only use your Personal Data when we have a valid legal basis for doing so. Depending on applicable law, these legal bases typically include:

  • Contractual necessity – where processing is needed to perform a contract with you (e.g. to provide access to the Platform, Ad Services or your Account).
  • Compliance with law – where we need to comply with a legal or regulatory obligation.
  • Legitimate interests – where we (or a third party) have a legitimate interest that is not overridden by your interests or fundamental rights (e.g. improving our services, preventing fraud, defending legal claims).
  • Consent – where you have explicitly agreed to our use of your Personal Data for a specific purpose (e.g. certain types of marketing, cookies, or where required by law).

If we need to use your Personal Data for a purpose not listed above, we will, where required by law, update this Privacy Policy and explain the legal basis for the new processing.

6. Who we share your Personal Data with

We share your Personal Data only when this is necessary for the purposes described above, and we require recipients to handle it securely and in line with applicable law.

If you publish a Listing, your agency/owner profile data and Listing information may be visible to all Users and may appear in search engine results.
Affiliates (YPI group companies)To help operate the Platform, support users, provide shared technology and infrastructure, and (where permitted) for analytics and reporting across group companies.
Service providersThird parties who provide services to us, such as hosting providers, CRM systems, communications providers (e.g. email, SMS, call routing), analytics providers, marketing platforms, AI infrastructure providers and payment processors. These third parties process Personal Data only on our instructions and for the purposes we specify.
Financial institutions and payment providersTo process payments, handle refunds and prevent fraud relating to Ad Services or other paid features.
Professional advisersLawyers, auditors, accountants, consultants and insurers who require access to limited data in the course of providing professional services to us.
Public authorities and regulatorsWhere required by law or where we believe it is necessary to comply with a legal obligation or to protect rights, property or safety (for example, in response to court orders, regulatory requests or law enforcement investigations).
Potential acquirers and corporate transactionsIn connection with any actual or proposed merger, acquisition, reorganisation or other corporate transaction involving YPI.AE or its assets, we may share your Personal Data with potential or actual buyers and their advisers, subject to appropriate confidentiality safeguards.

We do not sell your Personal Data to third parties.

7. International data transfers

Our operations, servers, group companies and service providers may be located in different countries, including outside the country where you are located. As a result, your Personal Data may be transferred to and processed in jurisdictions that may not offer the same level of data protection as your home jurisdiction.

Where required by applicable law, we will take appropriate steps to ensure that such transfers comply with legal requirements and that your Personal Data is adequately protected (for example, through contractual protections or other recognised mechanisms).

8. How we keep your Personal Data secure

We use a combination of technical and organisational measures to help protect your Personal Data against accidental or unlawful destruction, loss, alteration, unauthorised disclosure or access.

These measures include, where appropriate:

  • access controls and permissions;
  • encryption in transit and/or at rest;
  • secure development and testing practices;
  • staff confidentiality commitments;
  • internal policies and training on data protection and security.

We limit access to your Personal Data to employees, contractors and service providers who have a business need to know it. They are subject to confidentiality obligations.

We also have procedures in place to deal with suspected Personal Data breaches. Where required by law, we will notify you and/or relevant authorities of a breach.

9. How long we store your Personal Data

We keep your Personal Data only for as long as reasonably necessary for the purposes set out in this Privacy Policy, including:

  • to provide you with access to the Platform and your Account;
  • to meet our contractual and legal obligations;
  • to resolve disputes and enforce our agreements;
  • to retain certain records as required by law (for example, accounting and tax records, proof of consent where relevant).

The exact retention periods may depend on the type of data and the laws applicable in your jurisdiction. We review our retention policies periodically to ensure compliance.

In some circumstances we may anonymise your Personal Data (so that it can no longer be associated with you). We may use such anonymised data indefinitely for analytics, research, reporting and other legitimate purposes.

10. Your rights in relation to your Personal Data

Depending on the laws of your jurisdiction, you may have some or all of the following rights in relation to your Personal Data:

  • Right of access – to request a copy of the Personal Data we hold about you and certain information about how we process it.
  • Right to rectification – to ask us to correct incomplete or inaccurate Personal Data we hold about you.
  • Right to erasure – to ask us to delete or remove your Personal Data where there is no good reason for us to continue processing it (subject to legal retention obligations).
  • Right to restriction – to ask us to limit the processing of your Personal Data in certain circumstances.
  • Right to object – to object to our processing of your Personal Data in certain situations, including direct marketing.
  • Right to data portability – to request that we provide certain Personal Data to you or another organisation in a structured, commonly used and machine-readable format.
  • Right to withdraw consent – where we rely on your consent for processing, you can withdraw that consent at any time. This will not affect the lawfulness of processing before withdrawal, but may impact our ability to provide certain services or features.

Not all of these rights will apply in all cases and they may be subject to conditions set out in applicable law.

How to exercise your rights

If you wish to exercise any of these rights, please contact us using the details in section 2.

We may need to request additional information from you to verify your identity and to ensure that you are entitled to exercise the right you are seeking to exercise. This is a security measure.

We aim to respond to all legitimate requests within a reasonable time. Where permitted by law, we may charge a reasonable fee if your request is manifestly unfounded, repetitive or excessive.

Complaints

If you are unhappy with how we handle your Personal Data, please contact us first so we can try to resolve your concern.

Depending on your jurisdiction, you may also have the right to lodge a complaint with your local data protection authority or other relevant regulator.

11. Marketing communications

We may send you marketing communications (such as newsletters, offers or product updates) if:

  • you have requested them; or
  • you are an existing customer and applicable law allows us to do so.

You can stop receiving marketing communications at any time by:

  • clicking the “unsubscribe” link at the bottom of any marketing email;
  • updating your preferences in your Account (where available); or
  • contacting us at mail@ypi.ae and clearly stating that you wish to opt out of marketing.

Please note that even if you opt out of marketing, we may still send you non-marketing communications (for example, service messages related to your Account, security alerts or legal notices).

12. Our policy on children

The Platform is not intended for minors (typically individuals under 18, depending on applicable law), and we do not knowingly collect Personal Data from minors.

If you become aware that a minor has provided us with Personal Data in breach of this policy, please contact us so that we can take appropriate steps to remove that information and, where applicable, close any related Accounts.

13. Cookies and similar technologies

We and our partners may use cookies and similar technologies (such as pixels, tags and device identifiers) on the Platform to:

  • enable certain basic functions;
  • remember your preferences;
  • understand how the Platform is used;
  • personalise content; and
  • measure and improve the performance of our advertising.

Where required by law, we will request your consent for non-essential cookies. You can manage your cookie preferences through your browser or device settings, and, where available, through cookie banners or settings on the Platform. Please note that disabling certain cookies may affect your ability to use some parts of the Platform.

14. Third-party links

The Platform may contain links to third-party websites, apps and services. Clicking on those links or enabling such connections may allow third parties to collect or share data about you.

We do not control these third-party websites and services and are not responsible for their privacy practices. We encourage you to read the privacy policies of every website and app you visit.


15. Changes to this Privacy Policy

We may update this Privacy Policy from time to time to reflect changes in:

  • our services and Platform;
  • applicable laws and regulations; or
  • our data processing practices.

When we make changes, we will update the “Effective Date” at the top of this page and, where appropriate, we may notify you by email or through the Platform.

Your continued use of the Platform after the updated Privacy Policy has been posted will constitute your acceptance of the changes. If you do not agree to the updated Privacy Policy, you should stop using the Platform.
