YPI.AE Listing Rules and Quality Standards(“YPI Rules”)

- Introduction and scope
These YPI Rules set out the listing publication rules, quality standards and internal policies of YPI.AE (“we”, “us”, “our”) for the use of the real estate portal at www.ypi.ae and related applications (the “Platform”).
- They apply to all Listings and associated content submitted, published or maintained on the Platform by Users, including agencies, agents, developers and owners.
- They form part of and supplement the YPI.AE Terms of Use and any Advertising Agreement or Ad Services Package between YPI.AE and a Client.
- In case of conflict between these YPI Rules and any other document, the Terms of Use and relevant Advertising Agreement will prevail to the extent of the conflict, unless expressly agreed otherwise in writing.
By submitting or maintaining any Listing on the Platform, you agree to comply with these YPI Rules.
- Definitions
Capitalised terms used in these YPI Rules have the meanings given in the YPI.AE Terms of Use. In addition:
- “Listing Owner” – the User (agency, agent, developer or owner) in whose Account the Listing is created and who is responsible for its content.
- “Duplicate Listing” – a Listing that relates to the same property as another Listing and which breaches these YPI Rules on duplication.
- “Project / Off-plan Listing” – a Listing relating to an off-plan development, building or project that is not yet completed or ready.
- General obligations
All Listings must:
- be accurate, truthful and not misleading;
- comply with all applicable laws and regulations in the relevant emirate and the UAE;
- respect third-party rights, including Intellectual Property Rights and privacy;
- follow these YPI Rules and the YPI.AE Terms of Use.
You are solely responsible for all Listings created via your Account, including those posted by your Agency Users.
- Eligibility to list a property
By submitting a Listing, you confirm that:
- you are legally authorised to advertise the property (as owner, landlord, licensed agent, developer or authorised representative);
- any required approvals, mandates or permits from the property owner, developer, management company or regulator have been obtained;
- the property is genuinely available for the type of transaction advertised (for sale, for rent, short-term, off-plan, etc.);
- your agency and agents hold valid trade and regulator licences (e.g. RERA or other emirate regulators) where such licences are required by law.
YPI.AE may request evidence of your authority to advertise the property and may suspend or remove Listings if satisfactory proof is not provided.
- Accuracy of information
5.1 Required accuracy
Each Listing must contain accurate and up-to-date information, including:
- property type and category (apartment, villa, townhouse, commercial, land, off-plan, short-term);
- location (community, building, street and, where applicable, tower or project);
- price, currency and key financial terms (rent frequency, starting price for off-plan, etc.);
- number of bedrooms, bathrooms and approximate size (built-up / plot as applicable);
- availability status (vacant, occupied, handover date, etc.).
You must promptly update or remove a Listing when:
- the property is no longer available;
- there is a material change in price, availability or key details; or
- any information in the Listing becomes inaccurate or misleading.
5.2 Misleading or bait Listings
The following practices are expressly prohibited:
- listing properties that are not actually available in order to attract leads;
- advertising a price that is significantly lower than the real price (“bait pricing”);
- using photos or descriptions of a different property to represent the property advertised;
- claiming exclusivity or special status where it does not exist.
YPI.AE may remove such Listings and may take further action as set out in section 15.
YPI.AE may, in its discretion, automatically hide or remove Listings that appear to be outdated or inactive (for example, Listings that have not been updated for a prolonged period of time), even if we have not received a specific request from you
- Duplicates and spam Listings
To maintain quality search results and user experience, the following rules apply:
- A property should not be listed multiple times by the same agency in the same category simply to gain more exposure.
- Excessive or artificial duplication of Listings, whether by a single agency or through multiple accounts controlled by the same agency, is not allowed.
- Listings that are substantially identical (same property, identical photos and description) may be treated as Duplicate Listings.
YPI.AE may:
- merge or remove duplicate or spam Listings;
- restrict or limit the number of Listings per property, per agency or per agent;
- downgrade or hide Listings that violate these rules.
- Content standards (photos, media, descriptions)
7.1 Photos and media
All photos, videos and other media used in Listings must:
- accurately represent the property being advertised (or, for off-plan, the project/unit type);
- be of reasonable quality, not excessively blurred or distorted;
- not contain illegal, offensive or inappropriate content.
We may restrict or prohibit:
- images containing excessive watermarks, contact numbers or promotional overlays;
- use of logos, trademarks or media for which you do not have rights;
- generic stock images that misrepresent the property.
7.2 Text and descriptions
Descriptions, titles and other text must:
- be clear, truthful and relevant to the property;
- not contain abusive, discriminatory or offensive language;
- not contain misleading claims (e.g. “exclusive” or “best price” without basis).
We may restrict display of:
- external URLs and references to third-party platforms;
- repeated keyword stuffing or other attempts to manipulate search results.
- Location and category rules
You must:
- list the property in the correct location and community;
- select the appropriate category and type (e.g. sale vs. rent, residential vs. commercial);
- ensure that any map pin, if used, is consistent with the actual location (within reasonable accuracy and respecting privacy where relevant).
Listings placed in wrong locations or categories may be corrected, hidden or removed by YPI.AE.
- Pricing and availability
- Prices displayed must be realistic and genuine, reflecting the actual amount sought by the owner/developer, inclusive of the main recurring charges, unless clearly described otherwise.
- For rentals, the rent frequency (e.g. per year, per month) must be specified.
- For off-plan Listings, the payment schedule and main financial terms should be accurately represented.
Hidden charges or non-transparent pricing practices that are likely to mislead Users are not permitted.
- Contact details, communication and lead handling
- Phone numbers, email addresses and other contact details provided in Listings must be valid and belong to the Listing Owner or their authorised representative.
- You must not use contact details that belong to third parties without their permission.
- If YPI.AE uses call tracking numbers or routing, you must not intentionally circumvent those mechanisms (for example, by inserting alternative numbers in images or descriptions contrary to our guidelines).
Leads generated from the Platform:
- should be handled professionally and in good faith;
- must not be shared or sold to unrelated third parties in a way that violates privacy or applicable data protection laws.
- Verified Listings
YPI.AE may offer a Verified Listing status, indicating that certain checks have been performed based on information provided by you.
To qualify for Verified Listing status, we may require:
- additional photos demonstrating that you have access to the property (e.g. photo with a sign showing agency name, contact number and date);
- copies of ownership documents, title deeds or agency mandates (where applicable);
- relevant regulator or advertisement permits (where required by law).
Verification:
- does not constitute a guarantee of ownership, legal status, condition or absence of defects;
- is based on information you provide and may be withdrawn at any time if we suspect non-compliance.
- Featured, “Featured by YPI” and Diamond Listings
We may offer premium visibility products, including:
- Featured Listings or “Featured by YPI” placements;
- Diamond Listings or similar top-tier placements;
- city, community or category highlights.
You acknowledge that:
- the exact placement, ranking and labels of such Listings are determined by YPI.AE at its discretion and may change over time;
- YPI.AE does not guarantee any specific number of views, leads, calls, enquiries or successful transactions from these products;
- removal of a Listing due to breach of these YPI Rules or the Terms of Use does not entitle you to a refund or credit, unless expressly agreed otherwise.
- Off-plan, projects and developer Listings
Developers and agencies listing off-plan projects must ensure that:
- all required approvals and project registrations (where applicable) have been obtained from relevant authorities;
- marketing materials (brochures, renders, floor plans) are used in compliance with copyright and regulator rules;
- delivery dates, payment plans and project details are as accurate as possible and updated when changes occur.
We may require proof of approvals or registrations and may suspend or remove off-plan Listings that appear non-compliant.
- Prohibited content and properties
Listings must not:
- promote illegal activities or uses of property;
- describe occupancy arrangements that violate applicable tenancy, building or safety regulations;
- offer properties or accommodation that cannot lawfully be leased or sold.
Properties or content that, in our opinion, may breach applicable laws, public morals or regulatory standards may be removed.
- Enforcement and sanctions
If we believe that a Listing or User is in breach of these YPI Rules, the Terms of Use or applicable law, we may, at our sole discretion and without notice:
- refuse to publish a Listing;
- edit or correct minor issues in a Listing;
- hide, downgrade or remove a Listing;
- limit or suspend the ability of a User, agency or agent to post Listings;
- disable or close Accounts;
- report suspected fraud or illegal activities to relevant authorities.
Unless required by law or expressly agreed otherwise, removal or suspension of Listings or Accounts due to breach does not entitle you to any refund, credit or extension of service.
- Changes to the YPI Rules
We may update these YPI Rules from time to time. When we do, we will publish the updated version on the Platform and, where appropriate, notify affected Users.
Your continued use of the Platform and publication of Listings after an update constitutes your acceptance of the revised YPI Rules.
