YPI.AE Lead Use, Marketing and Telecommunications Compliance Policy
Rules for agencies, agents, developers and business users who receive leads or contact data through YPI.AE

1. Purpose
This Policy protects YPI.AE, users and consumers by setting strict rules for the use of leads, enquiries, contact details, CRM records, live chat messages, phone numbers, email addresses, WhatsApp contacts, viewing requests and other personal data obtained through the Platform.
2. Scope
This Policy applies to agencies, developers, brokers, agents, owners, landlords, advertisers, affiliates, referral partners, service providers and any user who receives or accesses leads or contact data through YPI.AE.
3. Permitted use of leads
responding to the specific property enquiry submitted by the user;
arranging a viewing, call, appointment or follow-up directly related to the enquiry;
providing requested property information, availability, price or documents;
maintaining reasonable CRM records for the specific enquiry and legal/compliance purposes;
contacting the user for marketing only where the user has given legally valid consent or another lawful basis clearly applies.
4. Prohibited use
selling, renting, transferring or disclosing leads to third parties without lawful basis and required consent;
scraping, exporting or copying lead databases beyond permitted dashboard use;
using leads to solicit users to advertise on competing platforms;
spamming, bulk messaging, cold calling or sending unrelated promotions without valid consent;
misleading users about your identity, affiliation with YPI.AE, property availability or fees;
using automated bots, diallers, scripts or mass messaging tools in breach of law or platform rules;
retaining data longer than necessary or after a user requests opt-out/deletion where the law requires compliance.
5. Marketing consent and opt-out
Business users must obtain and keep evidence of all required marketing consents before sending promotional emails, SMS, WhatsApp messages, calls or other direct marketing communications. Consent records should include who consented, when, how, what they were told and the communication channels covered.
Every marketing message must clearly identify the sender and include an easy and effective opt-out mechanism. Opt-outs must be honoured promptly and reflected in suppression lists. A lead generated through YPI.AE does not automatically authorise unrelated marketing.
6. Telemarketing calls
Users must comply with all UAE telemarketing, Do Not Call Register, consumer protection, telecommunications and data protection requirements. Users must not make marketing calls to numbers where consent is absent, prohibited, withdrawn, blocked or otherwise restricted by law or regulator rules.
7. SMS, WhatsApp and messaging
Promotional SMS, WhatsApp broadcasts and bulk messages must only be sent where permitted by law and platform rules, with the required sender approvals, consent records, timing limits, unsubscribe tools and suppression checks. Users remain solely responsible for communications sent through their own tools or third-party providers.
8. Call recording and monitoring
If YPI.AE provides call tracking or recording features, users must comply with applicable notice, consent, privacy and retention requirements. Users must not record calls independently unless legally permitted and appropriately disclosed.
9. Independent controller responsibility
Once a business user receives a lead and determines how to use it, that business user may be an independent controller of the personal data. The user is responsible for its own privacy notices, lawful basis, consent records, security, retention, data subject rights and marketing compliance.
10. Security and retention
limit access to leads to authorised personnel only;
use reasonable technical and organisational security measures;
do not download or export more data than necessary;
delete, anonymise or securely archive leads when no longer needed;
notify YPI.AE promptly of suspected misuse, breach, spam complaint or regulator enquiry relating to YPI.AE leads.
11. Audit, enforcement and indemnity
YPI.AE may require information, consent evidence, communications samples, CRM logs or explanations where it suspects lead misuse, spam, harassment, privacy breach or regulatory risk. YPI.AE may suspend lead access, restrict accounts, terminate services and report serious misuse to competent authorities.
Each user shall indemnify YPI.AE for all claims, complaints, fines, damages, losses, costs and legal fees arising from that user’s use, misuse, disclosure, retention or marketing use of leads or personal data.
