YPI.AE Listing Rules and Real Estate Advertising Compliance Policy
Public rules for property listings, permits, verification, moderation and advertising compliance

1. Purpose and binding effect
These Listing Rules apply to all property advertisements, agency profiles, developer profiles, projects, off-plan listings, rental listings, sale listings, short-term rental listings, commercial listings and any other real estate content submitted to or displayed on YPI.AE.
By submitting a listing, the user confirms that it has read, understood and accepted these Listing Rules, the Terms of Use, the Privacy Policy and any applicable paid service or advertising agreement.
2. Platform role
YPI.AE is an online real estate portal and advertising technology platform. YPI.AE is not a real estate broker, landlord, property owner, developer, conveyancer, escrow agent, mortgage provider, valuation provider, legal adviser or tax adviser unless expressly stated in a separate signed agreement.
All property information is supplied by users. YPI.AE may conduct automated or manual checks, but publication, verification or moderation does not guarantee the legality, title, ownership, availability, permit validity, price, area, condition or suitability of any property.
3. Who may submit listings
licensed real estate agencies and brokers with valid approvals for the emirate where they operate;
developers or authorised representatives of developers;
legal owners, landlords or authorised representatives of owners/landlords;
other users expressly approved by YPI.AE in writing.
YPI.AE may reject, suspend or remove any user, agency, agent or listing if licensing, ownership, authorisation or regulatory information is missing, expired, inconsistent, unverifiable or suspicious.
4. Required listing information
accurate property type, category, emirate, city, community, building/project and address/location information;
current asking price, payment terms, rent frequency, service charges or other material commercial terms where applicable;
correct size/area, bedrooms, bathrooms, furnishing status, completion status and availability;
true photos, videos, floor plans or 3D tours that correspond to the advertised property;
agency, agent, owner or developer contact information;
all permits, QR codes, advertising approval numbers and regulatory references required by applicable law.
5. Real estate advertising permits and QR codes
Each user is solely responsible for obtaining, maintaining and displaying all licences, permits, QR codes, approvals, authorisations and regulatory references required for each listing and advertisement, including without limitation requirements of Dubai Land Department, RERA, Trakheesi, Madmoun, Abu Dhabi Real Estate Centre, DMT, ADGM, Sharjah, Ajman, Ras Al Khaimah, Fujairah, Umm Al Quwain or any other competent authority.
YPI.AE may request documentary evidence at any time, including trade licence, ORN, BRN, broker card, advertising permit, Madmoun/QR confirmation, marketing agreement, title deed, owner authorisation, power of attorney, developer approval or other supporting documents.
A listing may be rejected, suspended, hidden, downgraded, restricted or removed without refund if permit or QR information is missing, invalid, expired, misleading, not associated with the listing, or not provided promptly on request.
6. Dubai, Abu Dhabi and emirate-specific compliance
Dubai listings must comply with DLD/RERA/Trakheesi/Madmoun requirements where applicable, including QR or permit requirements for real estate advertising.
Abu Dhabi and ADGM listings must comply with applicable ADREC, DMT, Dari, ADGM or Madhmoun-related requirements where applicable.
Listings in other emirates must comply with the relevant municipality, land department, real estate regulator, free zone and consumer protection requirements.
The user must not rely on YPI.AE to determine whether a permit is required. If in doubt, the user must obtain independent advice or regulator confirmation before listing.
7. Prohibited listings and content
fake, bait, unavailable or misleading listings;
duplicate listings designed to manipulate search ranking or exposure;
listings copied from another agency, developer, owner, portal or competitor without authorisation;
listings with incorrect location, price, size, photos, permit number, QR code, availability or ownership information;
listings that advertise illegal occupancy, unlawful subletting, unauthorised short-term rental, fraud, discrimination, offensive content or illegal activity;
external links, competitor links, hidden contact details, keyword stuffing, spam, malware or circumvention attempts;
listings that infringe intellectual property, privacy, publicity, confidentiality or contractual rights.
8. Photos, videos, floor plans and media
Media must accurately represent the property being advertised. Stock images, AI-generated images, renders, sample units and developer marketing images must be clearly labelled where they are not actual photographs of the specific property.
Live chat messages connected to listings, enquiries or reports may be stored, reviewed and used by YPI.AE to investigate fake listings, fraud, harassment, consumer complaints, regulatory concerns, permit/QR issues and disputes. Users must not use live chat to mislead consumers, bypass platform rules, request unlawful payments or move users to unsafe or fraudulent channels.
Users must have all rights and permissions to upload and publish media. Media must not include watermarks or contact details that violate YPI.AE rules, third-party rights or applicable law, unless approved by YPI.AE.
9. Pricing, availability and material changes
Users must keep price, availability and material listing information current. Listings must be updated promptly when a property is sold, rented, withdrawn, reserved, no longer available or materially changed.
YPI.AE may add labels, warnings, status indicators, verification marks or timestamps to improve transparency, but such labels do not shift responsibility away from the listing user.
10. Off-plan, projects and developer listings
Off-plan and project listings must accurately identify the project, developer, completion status, expected handover, payment plan, escrow/registration information where required, and any regulator approvals or permits applicable to advertising the project.
Marketing statements such as guaranteed returns, capital appreciation, rental yield, investment safety or finance availability must be accurate, substantiated, legally permitted and not misleading.
11. Verified Listings
Verified Listing status means only that YPI.AE has applied certain internal checks or received certain information. It does not guarantee ownership, legal status, title, permits, availability, condition, price, absence of disputes or absence of fraud.
YPI.AE may revoke verification at any time if information changes, becomes unverifiable, is challenged, or appears inaccurate.
12. Featured, Diamond and sponsored placements
Paid visibility products are subject to availability, technical limitations, product rules and YPI.AE’s editorial and operational discretion. YPI.AE may change placement, labelling, rotation, ranking, display logic or product names over time. No paid placement guarantees views, leads, calls, enquiries, transactions or ranking position.
13. AI-assisted upload and generated content
If the user uses AI-assisted tools to generate titles, descriptions, translations, amenities, features or other content, the user remains solely responsible for reviewing, correcting and approving the final content before publication. AI output may be inaccurate, incomplete, outdated or unsuitable for legal, regulatory or real estate purposes.
14. Moderation, removal and enforcement
YPI.AE may use automated tools and manual review to detect misuse, fake listings, duplicate listings, spam, scraping, non-compliance, fraud or suspicious behaviour. YPI.AE may reject, edit, label, downgrade, hide, suspend or remove listings or accounts at any time, with or without notice, where it considers this appropriate.
YPI.AE has no obligation to publish any listing or to provide a reason for rejection, restriction or removal. Fees are not refundable where action is taken due to breach, suspected breach, regulatory concern or user fault.
15. Reports, complaints and regulator cooperation
Reports of fake, misleading, infringing or illegal listings may be sent to mail@ypi.ae. YPI.AE may disclose listing data, user information, documents, communications, IP logs, payment records and other relevant materials to regulators, courts, law enforcement, payment providers or advisers where it considers this lawful or necessary.
16. User indemnity
Each listing user shall indemnify and hold harmless YPI.AE, its affiliates, directors, officers, employees, contractors and service providers from all claims, fines, penalties, losses, costs, damages, legal fees and regulatory actions arising out of or connected with the user’s listings, permits, licences, authorisations, content, communications, data use, breach of law or breach of these Listing Rules.
